Acceptable Use Policy
Effective Date: March 2026
1. Overview
This Acceptable Use Policy ("AUP") governs your use of SiteScreen and any reports generated through the platform. By using SiteScreen, you agree to comply with this AUP in addition to the Terms of Service and Disclaimer.
2. Permitted Uses
SiteScreen reports may be used for:
- Internal business pre-screening and environmental risk triage
- Informing decisions about whether to pursue further environmental due diligence
- Sharing with parties directly involved in the same real estate transaction (e.g., lenders, buyers, attorneys, and brokers working on the same deal)
3. Prohibited Uses
You may NOT:
- Represent, characterize, or submit SiteScreen reports as Phase I Environmental Site Assessments or equivalent assessments
- Submit reports to any regulatory agency as environmental assessment or compliance documentation
- Use reports to satisfy lender environmental due diligence requirements in place of a Phase I ESA
- Resell, redistribute, sublicense, or commercially share reports with unrelated third parties
- Use automated scripts, bots, or scrapers to mass-generate reports or access the Service
- Attempt to reverse-engineer, decompile, or extract the risk scoring algorithm or underlying methodologies
- Share account credentials with unauthorized users
- Post reports publicly on websites, social media, or public forums
- Use the Service for any purpose that violates applicable law
- Exceed reasonable usage limits or engage in bulk report generation that degrades Service performance for other users (SiteScreen reserves the right to throttle or suspend accounts engaging in excessive automated usage)
Critical Restriction
SiteScreen reports must never be represented as, or used in place of, a Phase I Environmental Site Assessment (Phase I ESA) as defined by ASTM E1527-21. Doing so may expose you to significant legal liability and regulatory consequences.
4. Report Sharing Rules
Permitted Sharing
- Sharing a report with your client, lender, attorney, or broker who is directly involved in the same property transaction
Prohibited Sharing
- Sharing reports with unrelated third parties
- Posting reports publicly on any platform or forum
- Distributing reports outside the context of the specific transaction for which the report was generated
5. Consequences of Violation
Violations of this AUP may result in:
- Immediate suspension or termination of your account
- Forfeiture of any unused subscription credits
- Legal action to recover damages
- Reporting to relevant regulatory authorities if applicable
SiteScreen reserves the right to investigate any suspected violation and take appropriate action, including cooperation with law enforcement agencies where required.
6. Reporting Violations
